First I would recommend researching the housing market in your area and paying particular attention to the types of homes that are selling best in the region overall, then the types of homes selling best in your area. Next, I would look at some floor plans and estimated building costs that support the type of housing you've decided to put in that area. Writing the plan will be much easier with a clear picture of what kind of estate you would like to build. Good luck!
