How do I write financials in biz pln w/independent practitioners leasing space w/in my Holistic Ctr?

I will own and operate a Holistic Health and Wellness Center where pre-exisiting holisitic practitioners can lease space under my Center's name and I will provide the marketing and promotions for the Center. The practitioners will be independent contactors and will handle the day to day of their own businesses including payroll, insurance, hiring, etc. The Center will charge a fee or percentage to become a part of the Holisitic Group.  I am unclear on how to present the financial info on businesses that will essentially be "tenants", however their success will effect the success of my business. Do you have any suggestions on how to model this or other types of business plans to look at? I'm stuck!

Your revenue is coming two ways:
Set monthly rental fees
Percentage fee based on their income

Do you know how many may fall under each category?

Are you only accepting tenants that have existing practices?

The way the space is configured how many can operate at one time?

Are they individual offices?

What is the capacity of the center as in space hours available etc?

For operating costs

Estimate your utility use

cost to do marketing for your clients

rent etc

The scope of the project depends on funds/investors.  I would love this to be a HUGE one stop holistic center with acupuncture, ayurveda, spa, holistic counseling, cafe/bookstore, yoga studio, and more.

Only pre-existing reputable practitioners with exisiting client base.

There will only be one of each type of practitioner. One Acupuncture space and they can have several practitioners. Non competing businesses. Each biz will sign onto the Holisitic Group and be contracted to work within Center hours.

Are they individual offices?
Individual Spaces and the design will have to be consistent with the Center. i.e. If the Center's design color scheme is neutral earthtones they cannot design their space in hot pink.  

What is the capacity of the center as in space hours available etc?
design will mostly be dictated by branding with some input on spacial design from practitioner such as use of space within the spa like a message room or salt room. That might change down the road if a pre-existing brand came in like AVEDA spa/salon. My fear is if I don't restrict decor and color schemes I might wind up with a practitioner with beaded curtains and psychodelic theme. Not the image I am going for.

So do I need to recruit the practitioners FIRST and then use their financials to create my business plan? How would a Medical Group or Mall write their plan? I am more than a mall landlord, however I am caught between "the chicken and egg" in that I need to have an idea of how big and location to recruit tenants but I need tenants to create business plan to get investors to know how large I can get with this. My idea (ideally) is a multi-million dollar new build project on the waterfront, I'm not thinking storefront. Big Ideas...empty pockets.

Also, I would like to make this a "green" build and tap into any "green" initiative grants available as well as women owned biz grants.
