How to create a business plan for an investor that is merely an idea at this point?

I have an idea, that is not really a tangible idea. It needs to be sold to a hotel chain, and all of the backing for the idea would follow suit.

the best thing to do is to describe the "need" for your product/service, even if it is only an idea....
than you can develop how to market, how big a marketshare can be and what the profits can be.....and so see with the investors what they can earn when they invest in your product/service.
