This place from the way you describe it is indeed a beautiful area very ideal for cluster houses for residential and a few hotels with one having a casino.

I think you have 2 Options:

option 1.
To partner and develop part of this land into cluster homes and sell or lease them out as a Real Estate.

The development that is already in place of a golf course and being that close to a beach will result in the finished properties selling costs high.

Option 2
to further sub-divide the land from selling them per hectare you can measure an acre and sell per acre. This will increase your prospective customers and this land will sell faster in acre than in hectare.
